There is no evidence linking increases in short-term letting activity to falls in new rental tenancy registrations between 2019 to 2023.
Research from the ESRI also found there is at least 1 Airbnb for every 10 private rental sector properties in 38 out of 166 local electoral areas.
The majority of Airbnb listings are concentrated in tourist hotspots along the west coast and inner-city Dublin and Galway.
